What is the BINSR?

The Buyers Inspection Notice Sellers Response (BINSR – pronounced BINZER) is a document used during an Arizona Real Estate transaction that stands for Buyer’s Inspection Notice Seller Response. 

This document is filled out after the prospective buyer of the home and their real estate agent has had time to look over and discuss the home inspection report, provided by the licensed home inspector.

The buyer and the buyers agent are essentially using the BINSR document to inform the seller of non-working items, disapproved items, or repairs that need to be addressed by the seller in order for them to continue with the purchase of the property. 

Following the response from the buyer, the seller is given an opportunity to review the requests and either make the requested repairs, make some repairs, not make any repairs, replace items or offer concessions to the buyer. 

If the response from the seller is unsatisfactory, the buyer can elect to cancel the contract unless other terms and conditions have been agreed upon in the purchase contract.

In terms of negotiating the purchase contract, the BINSR is often a point of friction between the buyer and seller and having a good negotiation strategy is important.

This is why it is best to have a real estate agent as your representative prepare the BINSR and carefully negotiate these items with the seller’s agent who will work with their client to hopefully reach an agreeable point for all parties. 

As a pro tip, I suggest to my clients that if it isn’t broken, don’t ask for it to be repaired or replaced. This isn’t a new home. The BINSR should be used to make requests for repairs to needed items, not to renovate the home. 

An unreasonable buyer can quickly ruin their chances of acquiring a home if they use the BINSR in a bad way.
