Does Staging a Home Help to Increase It’s Selling Value?
A few weeks ago the National Association of Realtors (NAR), which we are proud to be members of, released the NAR 2017 Profile of Staging a Home for sale.
What is Home Staging?
Home staging prepares a home for sale in the real estate marketplace. The goal of home staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money.
In the NAR profile, 49% of all home buyers’ agents cited that home staging had an effect on most buyer’s view of the home. 51% of buyer’s agents felt staging of the home had no effect on the buyer’s view of the home, but 77% of buyer’s agents said staging made it easier for a buyer to visualize the property for a future home.
38% of all seller’s agents surveyed said they stage all seller’s homes prior to listing them for sale – this also shows 62% of seller’s agents do not stage the home prior to sale.39% of seller’s agents stated that staging a home greatly decreases the amount of time the home is on the market.
Which rooms of a home should be staged?
Three rooms played most heavily in the result of this survey: The Living room, kitchen and master bedroom were the rooms where most staging is done, but in Arizona if there is an outdoor space such as a nice patio and/or pool area that this area should also be staged since we Arizonans use our outdoor spaces a lot.
What does it cost to stage a home?
About 1% of the sales price is a good estimate of the cost of staging the home. This is typically paid by the seller’s and is a fee that is paid at closing.
